Land development

Civil design and permitting from site concept to a permitted, buildable project. We handle the engineering and the agency coordination in between.

What we do

  • Infrastructure Plan Review Center (IPRC)

Preparation and submittal of public infrastructure plans through the City of Fort Worth's IPRC process, including Community Facilities Agreement (CFA) coordination, comment responses, and resubmittals through approval.

For developers and builders with public infrastructure in Fort Worth or its ETJ.

  • Civil Engineering Plans

Sealed construction documents for site development: grading, drainage, paving, utilities, erosion control, and details. Coordinated with your architect and surveyor and ready for permitting and bidding.

For commercial, multifamily, and residential site work.

  • Plats, Preliminary and Final

Engineering support for preliminary and final plats: lot layout coordination, drainage and utility easements, and the city or county review cycle through recordation.

For land divisions, replats, and new subdivisions.

  • Grading and Site Development Permit

Grading plans, drainage calculations, and erosion and sediment control plans packaged for the local grading or site development permit, with responses to reviewer comments.

For any project moving dirt before vertical construction.

  • Notice of Intent (NOI)

Stormwater Pollution Prevention Plan (SWPPP) preparation and TCEQ Notice of Intent filing under the Construction General Permit, plus site postings and the Notice of Termination at closeout.

Required for construction disturbing one acre or more.

  • Driveway Permit

Driveway and access plans meeting city, county, or TxDOT access management standards, including geometry, sight distance, and culvert sizing where needed.

For new or modified access to public roads.

  • Right-of-Way Permit

Plans and applications for work within the public right-of-way: utility taps, curb cuts, sidewalks, and traffic control plans for the construction phase.

For any construction that touches a public street or easement.

  • Utility Permit

Water, sanitary sewer, and storm drain connection design and permitting with the serving utility, including service sizing, tap locations, and utility coordination.

For new service connections and utility extensions.

  • Commercial Construction Permit

The civil portion of a commercial building permit submittal: site plan, grading, drainage, utilities, and fire access, coordinated with the architectural set and carried through plan review.

For commercial and multifamily building permits.

Where we work

  • Tarrant County

Fort Worth and surrounding cities. Home to the IPRC and CFA process.

  • Denton County

City of Denton, county permitting, and the growing cities along I-35 and US 380.

  • Wise County

Decatur, Rhome, and county level development review north and west of the metro.

Each jurisdiction has its own review process and submittal requirements. We scope every project to the specific city or county it sits in.
